Where Jack Laurier underwrites a property for a fee, the deliverable is non-discretionary analysis: an economic model prepared from data Jack Laurier does not verify and, for a desk underwriting, without a site visit. It is a professional assessment at a point in time, delivered only under a signed Underwriting Agreement that governs its use and limits Jack Laurier's liability to the fee paid. The fee pays for the analysis and does not depend on whether the property is acquired or on whether Jack Laurier is engaged to operate it.
